Mortgage Operations Specialist


Position Description


Responsibilities include both your direct and indirect involvement of timely processing, pre-underwriting, closing and funding of Conventional, FHA, and Rural Development mortgage applications in compliance with Kaw Valley State Bank and investor requirements.

Specific Responsibilities

         Collects and reviews loan documents to satisfy loan conditions.

         Ensures completeness of mortgage loan documentation.

         Meets department service and quality standards.

         Prepares the loan file for underwriting by reviewing loan application; clarifying and obtaining additional information.

         Confirms 1003 information by mailing verification forms, contacting verification sources.

         Provides proactive communication of loan status to the Borrower, Realtors, and Originators

         Reviews loan file to ensure all conditions of loan approval have been met and signed off by underwriter.

         Prepares the loan closing package to meet the requested/required closing date.

         Determines the required legal documents and completes the loan closing instructions.

         Reviews disclosures for accuracy and APR tolerance.

         Reviews Settlement Statement for accuracy, tolerance cures and coordinates with title agent.

         Ensures all At Closing Conditions and Prior to Funding Conditions are met.

         Reviews executed closing package for accuracy prior to releasing loan funds.

         Accurately and completely prepares documents for Post Closing.

         Participates in cross training with other areas of mortgage department.

         Participates in special projects and handle other duties as assigned.

         Demonstrates professionalism in appearance, punctuality, attitude, and grammar. Maintains a clean, organized work area.

         Adheres to confidentiality policy, code of ethics and follows all policies and procedures relative to Consumer Compliance laws and regulations and best practice recommendations.




         5+ years of mortgage processing or underwriting experience, who currently uses the technology available to create efficiencies & workflows.

         Experience with a large/corporate mortgage lending institution

         Preference and aptitude for a more intimate work environment in a rural, community bank

         The candidate with this level of experience must understand all loan products and be able to anticipate what underwriting will ask for given the variables of the loan.

         The most important piece (aside from the usual top-notch processor, closer, funder attributes) is the desire to use technology to the fullest, an aptitude to learn systems, and a willingness to work as team to continually develop systems and processes to deal with the rigors of mortgage lending.


         3+ years of Conventional, FHA, VA, USDA loan experience.

         Demonstrated experience with paperless environments

         Ability to facilitate the processing of mortgage loan applications with TILA-RESPA Integrated Disclosures

         Ability to maintain written status of documents needed to clear approval conditions and communications with borrowers to obtain this documentation

         Demonstrated ability to work in a demanding, fast paced, team oriented setting

         Knowledge of regulatory requirements, including but not limited to Real Estate Settlement Procedures Act (RESPA)-Regulation X, Truth-in-Lending Act (TILA)-Regulation Z, etc.

         Proficient in Microsoft Office, including Word and Outlook, and other mortgage software systems

         Excellent oral and written communication skills

         Excellent organization skillls

Education and Experience

         High school diploma or equivalent required; college work or degree preferred

         Current mortgage banking industry experience or commensurate education
